When does the management fee start?
The management fee is only charged on months when your property generates rent. If your property is vacant, there is no management fee — only our leasing fee applies once we successfully place a qualified tenant.
What exactly is included in the leasing fee?
The leasing fee of 50% of one month's rent covers professional photography, listing syndication across 40+ platforms, tenant screening (background, credit, rental history), lease preparation, and move-in coordination. It is a one-time fee per tenant placement.
How does the maintenance markup work?
We charge a flat 10% administrative markup on all maintenance and repair invoices. This is disclosed on every invoice — you'll see the vendor's original cost and our markup clearly separated. This covers our coordination, vendor vetting, and follow-up. No hidden fees, no inflated vendor quotes.
Can I switch from Standard to Portfolio pricing later?
Absolutely. Your pricing is tied to your total portfolio size managed with us. As soon as you reach 8 properties, your rate automatically adjusts to 8% on all managed properties — retroactively at the next billing cycle.
What happens if I want to cancel?
We offer a 60-day satisfaction guarantee — if you're not happy in the first 60 days, you can cancel with no penalty whatsoever. After 60 days, we require 60 days' written notice to cancel, and there are no early termination fees.
Are there any fees if my property sits vacant?
No. We do not charge vacancy fees. You only pay the management fee on months with collected rent and the leasing fee when we successfully place a tenant.
